Who handles your data
This website belongs to Élsio Mota, RE/MAX real estate consultant. Real estate brokerage is carried out by the company NIPC 508117623, AMI 7772, which is the data controller.

What data I collect and why
- Forms (name, phone, email and message; for a valuation request, also the area and type of the property): to answer your request, arrange viewings or value the property. Legal basis: steps taken at your request before entering into a contract (Article 6(1)(b) GDPR).
- Website chat (the messages you write and, if you give them, your name, phone and email): replies are given by a virtual assistant (artificial intelligence) and the conversation is saved so I can reply and follow up on your request. Legal basis: steps taken at your request before entering into a contract (Article 6(1)(b) GDPR).
- Visit statistics, without cookies: pages viewed, whether you started or sent a form (not what you wrote), where you came from (for example Google or Facebook), type of device and approximate city, to know how many people visit the website. The IP address is not stored; it is only used for a code that changes every day and does not identify anyone. Legal basis: legitimate interest in measuring the website’s audience (Article 6(1)(f) GDPR). These records are deleted after 13 months.
- How you found the site and properties viewed, only if you accept cookies: to know which properties interest you when you contact me. Legal basis: your consent, which you can withdraw at any time.
Your data is not used for advertising, is not sold and no automated decisions are made about you.
Who has access
Your data is kept in my client management system. The providers that host and run it use it only for this purpose and on my behalf: Supabase (database), Vercel (website hosting), Telegram (new contact alerts), Google (contacts) and Anthropic (chat assistant and automatic translation of property descriptions). Some of these providers may process data outside the European Union, always with GDPR safeguards such as the European Commission’s standard contractual clauses.
How long
While we are in contact about your request and for up to two years after the last contact. If we do business, I keep the data for as long as the law requires, for example under anti-money laundering rules.
Your rights
You can ask to access, correct or delete your data, restrict or object to its processing, and receive it in a portable format, by writing to elsiomota@remax.pt. If you believe your rights have not been respected, you can complain to the Portuguese Data Protection Authority, CNPD (cnpd.pt).
Cookies
The website only stores measurement cookies after you click “Accept”. Visit counting does not use cookies or store anything on your device. You can change your mind with the “Cookies” link at the bottom of every page.

Maps are provided by Google and only load when you click “Show map”. From then on Google may use its own cookies, in line with Google’s privacy policy.
